Making money on your home is key to many of you. My clients report that they simply would not consider owning a home that they did not make some profit on. The thought of taking a check to closing is repulsive. Here is what I want you to know about making money on your home.

The obvious things about home ownership that make you money...

• The whole time that you live in a home, if it is your primary residence, you are saving on your taxes. In other words, you can either use your money to pay for a place to call your own that you are buying, or you can pay more taxes.
• The home ownership experience lends itself to your higher self-esteem. Self-esteem will lead you to making more money in all aspects of your life.
• The home gives you a place to do all of your handyman experiences on your own dime with your own result of profit, or not.
• As your mortgage payments are made over the years, your equity stake in the investment in your home, in most cases, will rise and your debt will fall.

But, on to how to make money on your home...

• Keep your home maintained the whole time that you live there.
• Keep your home clean and especially clean it well when you are selling it. Clean homes make 3 to 4% more money than dirty homes.
• Market your home at a high price instead of what your naive neighbors or low-balling agent of the neighborhood recommends. Go with your gut and go high. You will never get a high price if you don't ask for it.
• Sell your home with a listing company that has low listing commission fees. Most homeowner's profit is used up in selling commissions. You now have alternatives.
• Sell your home Staged and maybe throw in some furniture.
• Get every tool available to make your home look its best on the internet. Virtual tours, Staging, Videos and anything else that you can find. The first showing to potential buyers is on the internet. By the time that the buyer comes to your home in person, it is really the second showing.
• Offer a home warranty in lieu of some of the inspection items. If this is not enough for the buyer, tell them that you will give them 5 service call deductibles to cover future costs.

To make a good deal on the sale of your home, it is imperative to make a good deal when buying it. Use an experienced agent to help you buy. They are a valued resource and cost you nothing. In fact, in my company we split out our commission with our buyer clients for helping us find them the home.

If You Don't Know Where You're Going, How Will You Get There?

Sir Edmund Hillary did something huge. He climbed Mt. Everest. In fact, he was the first person in history to do so. Imagine for a moment, a reporter waiting at the bottom of Everest when Hillary finished. The interview might go something like this...

"Sir Hillary! How did you do such a thing? Many people tried to do what you've just done and most have died. Why did you succeed when nobody else could?"

Hillary scratches his head. "Well, I was just walking along and saw this hill. I figured I might try to climb it, just to see what happened..."

As ridiculous as the above sounds, this is the exact way many marketers approach their business. I'm amazed at how many people have no idea what they want. And those that do, usually think small.

I'm going to let you in on a little secret I learned while becoming a clinical hypnotherapist. OK, 2 secrets ... alright, you got me. Three secrets.

The first is that the subconscious mind creates your entire reality. All of it. Look around you. Your job, your car, your spouse, your health--all of this originated in your subconscious mind. Scary, isn't it?

The second secret is that the subconscious mind doesn't know the difference between what's real and what's imagined. This means that as far as the subconscious mind knows, your fantasies, dreams, and even your nightmares have all happened.

Another secret is that the subconscious mind tends to keep bringing you more of the same. For instance, if you're always broke, the natural flow of things tends to keep you that way.

So, if you're not satisfied with your life, how do you disrupt that natural flow and change course? It's been proven that if you keep an image in your mind that, over a period of time, the subconscious mind picks up on that image and acts on it.

There have been documented cases of people making themselves wealthy this way. So how do we use this to our advantage? As marketers, we can start by imagining huge things for ourselves. Why settle for a measly $10,000 a month when you could have millions? Why be satisfied with Everest, when you could have the stars?

Practically, this should take between 2 and 3 sessions a day. Each session should take about 5 to 10 minutes. Now, I can hear all you busy marketers out there moaning, "Great, another thing to squeeze into my 20-hour day!" But it's not like that.

In fact, if this imagining thing feels like work, then you're doing it all wrong. This is play. Fun time. You should be smiling, or even laughing while you envision your wants. If you do this enough on a consistent basis, your subconscious will pick up on it. You are essentially activating your mind to do the job for you.

How did Hillary do it? He became obsessed. He planned and thought about what he wanted. His first attempt at climbing Everest failed, but did he focus on that? Nope. He saw what he wanted, and I'm sure he imagined many times how his victory would taste. Likewise, if you plant the seed in your subconscious, nothing short of greatness awaits.

Internet Marketing Tips

One of the most debilitating activities that newcomers do online is that they spend so much time searching for the 'best' business opportunity, and in the end nothing gets accomplished. Because they spend more time searching for information than actually taking action. To create ludicrous profits, you have to take action to make that happen.

Cut out spending too much time on email, cut out Twitter, cut out Facebook, cut out spending too much time watching television. That is, if you want success! Success on the Internet, or in anything else, doesn't happen by chance. It happens by focusing on your business model until it is producing profits.

Set some 'set in stone' goals for your business. How much do you want make per month? Is it $1000 every month? Or $10000 per month? Create a concrete goal that you can work towards so that you can stay motivated and energized to work on your business. When any distraction comes up, you can ask yourself 'does this get me closer to my goal?' If it doesn't, either put it to one side first, turn it down, or deal with it quickly.

Spend your time online wisely. Twitter, Facebook and forums have their place, but only after you have finished your work for the day! These are generally time wasting activities that don't contribute directly to your business, so you have to ration the time spent on them to be supremely productive. From my estimation, 90% of online entrepreneurs are distracted practically twice per minute. Be in the 10% who are dead focused on what they want and how they are going to get it.
